What the work looks like
We seal the access and put the crawl space under negative pressure so the work doesn’t push spores up through the floor into the house. Joists, sills, and subfloor stay and get cleaned where they are. Insulation between the joists that has gotten wet comes out, bagged, before it leaves. LSU AgCenter’s guidance is that wood should read below twenty percent moisture, ideally fifteen, before anything closes back up, and we hold to that before the space gets buttoned up.
Why the space under the house stays wet
- Repeated mold under a floor points back to a moisture problem that never got solved: grading that sends water under the house, a slow drain leak, or bare dirt with no vapor barrier.

Old Mandeville is the classic case: raised cottages a few blocks from the lake, some of which had surge water under and into them in 2005, on lots that stay shaded by live oaks. So is any older house near the Bogue Falaya in Covington or the Tchefuncte in Madisonville that has had river water in the yard. What sits under the floor in those spots doesn’t dry on its own here.
